Rental Property ROI Calculator

See monthly cash flow, cap rate, and cash-on-cash return before you buy β€” including vacancy, taxes, insurance, and the mortgage.

For landlords
How this is calculated

Cash-on-cash = annual cash flow Γ· total cash invested (down payment + closing/rehab). Cap rate = annual net operating income (rent minus operating costs, before the mortgage) Γ· purchase price. As a rule of thumb, many investors look for 8%+ cash-on-cash and a cap rate near or above the mortgage rate β€” but local appreciation and tax benefits matter too.

Freelance Tax Estimator

Estimate self-employment tax, federal income tax, and your quarterly payment β€” so April never surprises you.

For freelancers

Uses 2025 federal brackets and standard deductions (Single $15,750 Β· MFJ $31,500 Β· Head $23,625). Estimate only β€” not tax advice.

How this is calculated

Self-employment tax is 15.3% on 92.35% of net profit, and half of it is deductible. Federal tax uses the standard deduction plus that half-SE-tax deduction, then the 2025 brackets. Your β€œset aside” percentage is total tax Γ· gross income β€” transfer that share of every payment into a separate tax account.

Break-Even Calculator

Find exactly how many units β€” or how much revenue β€” you need each month just to cover your costs.

For sellers & shops
How this is calculated

Contribution per unit = price βˆ’ variable cost βˆ’ fees. Break-even units = fixed costs Γ· contribution per unit. If contribution is zero or negative, no number of sales breaks even β€” the price or the variable cost has to change first.

Mortgage Payoff Calculator

See your payment, total interest, and exactly how much an extra monthly payment saves you β€” in dollars and in years.

For home buyers
How this is calculated

Payment uses the standard amortization formula. Extra payments go straight to principal, which shortens the loan and cuts total interest β€” the savings grow the earlier in the loan you start. Taxes and insurance are shown in the all-in monthly cost but don’t affect payoff time.

Profit, Margin & Markup Calculator

Turn a month of revenue and costs into the three numbers every owner should know: gross margin, net margin, and markup.

For business owners
Margin vs. markup

Margin is profit as a share of the selling price; markup is profit as a share of your cost. A $22 cost sold at $49 is a 122.7% markup but a 55.1% margin. Mixing them up is one of the most common pricing mistakes β€” price with margin, not markup.

Savings Goal Calculator

Work out what to save each month to hit a goal β€” emergency fund, tax bill, equipment, or a down payment β€” with interest helping.

For everyone

If you enter a monthly amount, the calculator switches and tells you when you’ll actually reach the goal at that pace.

A starter emergency fund

For variable freelance income, aim first for one month of essential expenses, then build toward 3–6 months. Keep it in a separate high-yield savings account so a slow month doesn’t become debt.

Which calculator should I use?

Rental ROI β€” before making an offer on a property.   Freelance Tax β€” every time you get paid, to move the tax share aside.   Break-Even β€” when setting prices or taking on a new fixed cost.   Mortgage Payoff β€” before refinancing or adding extra payments.   Profit & Margin β€” at every month-end close.   Savings Goal β€” whenever a big bill or purchase is coming.
